The property, located in a desirable rental area, required light refurbishment and tenant optimisation before it would meet the criteria of mainstream buy-to-let lenders. As a result, traditional mortgage finance was not suitable at the point of purchase, and the client required a fast, flexible short-term funding solution.

The client plans to refinance the property onto a long-term buy-to-let mortgage once works are completed and rental income is established. This approach enables a smooth transition from short-term bridging finance to permanent funding.
