A specialist bridging lender was identified who was comfortable with the combined loan-to-value across multiple properties and the client’s clearly defined exit strategy. Indicative terms were issued promptly, followed by swift credit approval.

Valuation and legal work were coordinated across both assets to avoid delays, and the loan was structured on an interest-only basis to maintain cashflow flexibility. Funds were released in time to meet the required completion deadline, allowing the client to secure the property without compromise.

The client’s planned exit is to refinance the newly acquired property onto a long-term buy-to-let mortgage, while retaining the additional property as part of their broader portfolio.
