The agreed exit strategy was the refinance onto a formal self build development loan once groundwork and initial construction milestones were achieved, at which point the enhanced value of the site would support longer-term funding.
Through close coordination with solicitors, valuers, and the lender, the bridging facility completed within 17 working days from instruction, enabling the client to secure the site and commence demolition and foundation works without delay.
