A £4.6M auction bridging loan enabled an experienced investor to complete the purchase of a coastal hotel within the strict deadline required following a successful auction bid.
The client identified a distinctive coastal hotel offered for sale at auction following a period of underinvestment by its previous owner. The property occupied a prominent seafront position and included guest accommodation, a restaurant, bar and several function spaces.

The primary exit strategy was refinancing onto a long-term commercial facility once the refurbishment had been completed and the hotel's trading performance had strengthened. A secondary exit involved the potential sale of the repositioned hotel to an experienced hospitality operator.
