A £4.7M quick bridging loan helped an experienced property investor complete the acquisition of a high-value residential property after the seller brought forward the preferred completion date.
The client had agreed terms to acquire a high-value residential property that was expected to form part of a longer-term investment portfolio.
During the transaction, the seller requested an earlier completion than originally anticipated. The client remained keen to proceed but did not have sufficient time to arrange conventional long-term finance within the revised timeframe.
A quick bridging loan was therefore considered as a way to provide short-term funding while the longer-term finance strategy was developed.
A £4.7M bridging facility was structured against the property, which had a value of approximately £6.3M.
The funding structure was considered around the property's value, the client's experience and the proposed exit. The shorter-term facility provided a route to completing the acquisition without requiring the client to wait for the full process associated with longer-term investment finance.
The timing remained dependent on lender due diligence, valuation, legal work and the wider transaction requirements.
Following completion, the client intended to retain the property as part of the investment portfolio.
The proposed exit was a refinance onto longer-term residential investment finance once the property and borrowing structure were suitable for the intended lender.
This approach gave the client time to progress the longer-term finance without making the acquisition dependent on completing that process before the seller's revised deadline.
The £4.7M quick bridging loan provided short-term acquisition finance for a time-sensitive residential transaction, allowing the investor to proceed while longer-term funding was arranged.
The case highlights how quick bridging finance may be considered when a property transaction needs to complete within a tighter timeframe than conventional funding can accommodate. As with any bridging facility, the suitability of the finance depends on the individual transaction, lender criteria and a viable exit strategy.
