£1.35 Million Bridge to Let Loan to Acquire and Refinance Prime Rental Asset

An experienced property investor identified a substantial detached property in a strong commuter belt location with strong rental demand. The property was competitively priced at £1.95 million due to dated interiors and the seller’s requirement for a swift completion.

Although structurally sound, the property required modernisation to maximise rental value and meet lender criteria for long-term buy-to-let finance. A traditional mortgage was not viable at the purchase stage due to the property’s condition and the tight exchange deadline.

The client required fast funding to secure the asset, complete cosmetic refurbishment works, and transition seamlessly onto an investment mortgage once the property was tenant-ready.

We structured a £1.35 million first charge Bridge to Let loan, representing circa 69% of the purchase price. The facility was arranged over a 12-month term, with interest retained to protect cash flow during refurbishment.

Completion took place within 14 working days, enabling the client to meet the seller’s deadline. Over the following four months, the property underwent a comprehensive interior upgrade, including kitchen replacement, bathroom modernisation, redecorating, and landscaping improvements.

Following refurbishment, the property was valued at approximately £2.35 million. With a high projected rental income and improved condition, the client successfully refinanced onto a long-term buy-to-let mortgage, repaying the bridging facility in full.
